YES, the DOB now requires annual inspections of all buildings with parapets, including single family homes. If you are unsure whether your building has a parapet, please look at the below or the full explanation on the DOB website.
DOB Parapet Inspection Follow Up Q/A
1. To be exempt from annual parapet inspections, the horizontal perpendicular distance from the parapet wall to the fence would need to be at least ½ the height of the wall, as measured from grade to top of the parapet. If a parapet exists at building below, it would not be exempt from inspections. We are working on placing this diagram on a brochure:
2. Where a parapet is present, yes, the inspection would need to happen at the roof; the rule requires physical inspection.
3. If the roof goes to the edge, then that’s not a parapet, therefore does not require inspection. In photo below, red arrows point to roof edges, not parapets.
